Keep the maintenance and critical-response contract for Village San Juan, a 446-unit community my father's company had held for twenty-two years.

A third-party managed HOA whose vendor had just lost its principal. A single employee carrying everything, no technology, a board that rarely heard from us, contracts years under market.

Problem

A reason to vote yes to the son: someone who shows up in person, a design for who comes at two in the morning, and a reporting rhythm the board could hold him to.

What we did

Pitch the board an operating design, not a price. Fix capacity first, then the contract file, then the deal; run routine work and emergencies as two separate systems.

Result

The board voted to keep the contract after two pitches, and Tellus Management ran it seven years, 2015 to 2022, through 2020, with one project lead beside me.
